You can sell with owner financing and increase your profits that way.3.True, it’s not completely passive, you do have to send out mail and do some research and communicate with buyers and sellers.Probably not as much work as flipping houses though.4.Competition – yes, but much less than in SFR.I get tons of postcards from people trying to buy my rentals.So far no one has told me they have other offers on their land5.Risk- yes, but you can start with small properties until you are more comfortable and experienced.On my first mailing I limited the mail to properties under 13k in value.6.High Volume – you can or you could do fewer high dollar deals its up to you7.No Tax benefits – you are right this is flipping not investing.The same can be said for flipping houses or wholesaling.8.I don’t have any idea if this is the best model……Actually for me the best income model would be to have enough money to put it all in a index or REIT fund and just live off the dividends.There's nothing magical about it.

The biggest part is don't overthink everything, start taking action today.Since the beginning of the year I've set up my business phone (google voice), set up my LLC (through the MD website - cheaper than LegalZoom), got my contracts in place (I believe you can find sample ones on the BP site), set up my websites, started networking with other investors (got a list of people who buy in the area and what they're searching for), and a couple weeks ago I sent out my first Direct Mailing campaign marketing for sellers (548 postcards), I set up my marketing number through FreedomVoice.com and have received a decent amount of calls (and a couple hot leads), I also purchased blank signs and put them out on the weekends ("WE BUY HOUSES CASH with my phone number and website" - check your local laws).Go watch Steve Harvey's video on taking action (Search "Steve Harvey - Jump" on YouTube").

hi I've only send out my mail campaign once and I use yellowletterscomplete its more expensive to send out but the beauty they already have yellow post cards saying we buy houses cash etc etc.So I would love to hear what you guys think of yellowletterscomplete or do you guys recommend click2mail for your mailing campaign.Love to hear from you guys

Does't every postcard need to be different since they're being mailed to different addresses asking about different properties?
