Ann, my last post wasn't worded very well, the going over heads part, didn't mean to imply a lack of understanding (but I certainly have re-read it that way...sorry) but meaning going above what was needed, making it more complex.

They will say things like "you need to have..." and that implies it is a requirement for the situation when it really may just be a requirement for that particular bank and that particular situation.

As @Matthew Minor implied, the area is improving.

Some kind of implied warranty, like condo developers who are on the hook for 10 years?

Are you just looking for someone to "train-the-trainer" or work one-on-one with your team?

No where did I say or imply that an STR was a landfill.  

Unfortunately, this industry is full of "trainers" who don't deliver. 

I think some people are knee-jerk reacting to an implied or assumed (i.e. subconscious on both sides) assumption that the reason there are not more women on the podcasts is that they are actively being held back. 

Talked to a longtime property manager in Kissimmee who basically implied it was not a good place to buy unless you just happened to want a vacation home there to use yourself from time.

The higher the price for NOI would imply that the market is saying the DEAL is better than if the market is shunning a NOI and saying, well I'll take the chance to get the same NOI as the profitable properties selling at a 5% cap rate but I'm ONLY buying at a discount (10%) BECAUSE it is probably NOT a better deal.
