Rather than ask what you could pay - since you already know that figure will range dramatically based on location and quality - look at your ROI.  

Even accounting for substantive growth over the next 10 years it's still not going to dramatically alter the US car market, and CERTAINLY not changing the investment outlook of an area that has Oil & Gas business such as Houston.We also have to consider that this is a US-based outlook.

@JJ Neerman, I don't know a lot about mobile-home parks, so take this with a grain of salt...If the current owner has converted a bunch of units to lease-to-own, that may be dramatically increasing his NOI and therefore the park's value/asking price.Most commercial properties are based on cash flow (NOI actually).

My expenses have not dramatically increased so I have not raised at all for the 2, going on 3 years.
