You need to spend some time here, looking at each listing and sale if you are planning to deploy a lot of cash into one deal.  

In summary, I wanted to analyze markets while on deployment so I know what a deal is when I see it (Fort Drum and Watertown, New York and Bethlehem and Lehigh Valley, Pennsylvania). 

The fact that we have to allow them to break a lease early when they deploy is a consideration for vacancy rates, but only a minor downside when you consider the size of the tenant pool to fill those spots. 

From my post before, I described how I will be in and out, then finally deploying for 9 months. 

But the cheaper areas will be a bit more challenging to manage so that should be considered as you look to deploy capital. 

When you are clear on the asset class that will fit best, and are committed to an overall strategy, only then should you begin the careful deployment of capital. 

I want to deploy 50k into a large apartment building or something of the sorts. 

We can deploy the money made on the sale into a much better investment vehicle (maybe 2 BRRRRs for example, or a ridiculous margin flip).  2. 

You can get the cash now and pay the taxes so you can deploy elsewhere.
