Odd question but I was wondering if u can refuse to rent to a person with a kid or make your properties adult only?

I’m staying cognizant of the fact that these are young adults and things will take a beating so I don’t want to put too much money in anything that is likely to get any more damaged than what my own two have done.I’m also assuming that an accountant will be needed to make sure that I have myself prepared for tax time and covering myself against any legal issues.

Is it recommended that we run a credit and background on all adult occupants or just the one who will be signing the lease?

Our rental unit (5/3 SFH) has typically been a group home with 4 unrelated adults.

In the experience of the esteemed forum members here at BP, how big of a water heater will 10-12 adults be happy with?

Worry about adult stuff after it, because the rest of your life is like that then lol.

So my question is this: how do I attract more family groups rather than unrelated adult groups that tend to turn over more quickly?

I leave adult movies. 

You mentioned having a property with a lot of minors but my question is which adults or adults will be responsible for them?
