Water Heaters in 5+ Bedroom Homes

I'm in the market for a new electric water heater for a 5 bedroom home that sleeps up to 12. I'm willing to go down to 2 gpm for each of three shower heads. In the experience of the esteemed forum members here at BP, how big of a water heater will 10-12 adults be happy with? Any hosts out there with large homes and thoughts on the matter? I'm probably going to stick with a tanked model for now (not tankless, in-line).

If you are paying utilities I woudl look at a tankless or two. If tenants pay I would look at 2 80 gallon tanks.  Most homes in DC area that size have at least two. This is assuming mid to higher end. If you renting houses down in south east then just throw in one 80 gallon.
