All the renters were evicted, the judge ruled 100% in my favor, no body got hurt and now I've rerented all but 1 of the 4units.Best part is...when I had to talk to 1 of the BAD guys, he would not even look me in the eye.

Good news is that they only get paid if you sell and they'll know MUCH more about properly valuing businesses, the right process to go through, how to handle due diligence, regulatory issues, etc.You can always sell the property separately from the business if that makes more money.

Some PM obligations may actually be a liability, a really poor property with high turn over and a low fee structure may be an account a new PM may not want at all.Those service obligations should be considered with the quality of the units under management, tenant base, vacancy, average time to lease, maintenance management required and legal issues regulatory constraints or requirements concerning the units.
