I am having trouble coming up with the plan, since before i even start i read that i am going to have a very hard time finding something to +ve cash flow...I wonder if i should look at WI or IN or just concentrate on flipping in the short term and then look for rentals....Thoughts?

I currently envision my efforts will be concentrated in my general area: Memphis, Millington and Shelby County, Munford/Atoka and Tipton County, and/or possibly Fayette and Haywood Counties as well.

Houses and small MF owners do finance, so I would concentrate on that stuff first.  

It's definitely less saturated - but there's also a lot less (concentrated) demand.
