Although landlord laws can be annoying in this area, it just makes the need for a great property manager that much more urgent.

@Mateusz Prawdzik I can see why professionals on this forum would be annoyed with the common newbie (myself included) saying that they want to wholesale due to capital constraints, "ease", etc.

I am wondering why the OP seems annoyed that someone would want licensed and bonded contractors?

As annoying as it was from my personal experience, I was definitely interested in what people thought etc.

@Michael Ryland I think what’s even more annoying are the people that told you years ago they are also going to invest in real estate and still haven’t done ANYTHING 5+ years on and are still asking for advice and making up excuses why they couldn’t....

My day job involves developing intelligence tests, personality tests, and integrity tests used by employers to screen employees.As a landlord, I was annoyed that there were no similar psychology-based tools for landlords, especially given their utility and popularity in employment.
