That said, stock pools are inexpensive but I'm not sure they are anything more than visual candy for your listing - and perhaps more hassle and most adults won't look at that anything like a hot tub experience. 

Both adults have credit scores above 670.

I just don't see why two competent adults cannot enter into an agreement for any otherwise legal activity without being subject to huge fines.

And you can't trust the applicant to know the rules (had one today want a 3bdrm for 7 people - S8 won't approve them except for a 4Bdrm, max 2 per room, plus children can't share with adults unless under 2, etc).

Or how about 4 adults saying they want to share the bedroom.I guess my question is can I discriminate against children or number of residence if the building is unfit for families.

I listened to a podcast a while back with an investor who exclusively rented to "group homes" (homes which were rented by an organization that provided room and board to adults).  

Make sure the daughter who is living there, but not on the lease, knows (not sure if this is the one you talked to or if she's an adult-guessing so).
