First thing before that is you need to find out what is going on with your property.You need local "boots on the ground" to give you a non-bias picture of the situation.

If I am biased against Memphis TENANTS, it is based on my experience and what PMs have told me.Maybe you should be more upfront with clients about the quality of the tenant base in Memphis.Also, please refrain from sending me private messages threatening to talk bad about me to my current PM who happens to work at the same company you do.

Even though this is your home, purchased with your own money, you cannot disqualify someone because of their race, color, religion, gender, children, etc., and day by day the list gets longer and longer, so you have to be very careful in whom you choose and HOW you choose them.The very first thing one needs to do in selecting a tenant is to do a credit check!

Hi @Dylan Beckwith,Similar to what Jake said, the best way for you to get started is buying a property and living in it, renting out the other rooms (I'm a little biased, because that's what I did).

Note I may be biased to these areas as I live in north Peoria and had my wedding in the Paradise Valley area, used to live in Tempe, and am very familiar with the East Valley.
