Those who think they will be collecting rents on paid off properties in their golden, gray years without effort are in some other reality.

This looks like the rare occurrence of a gray area.

Determining "the best" tenant seems like a gray area that we choose to avoid. 

You also may be getting into some legal gray area, it sounds like you are planning to sell the house first and then use those funds to buy the same house. 

I know @Spencer Gray mentioned that and it is allowed in Indiana but not every state.
