The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

Here's the play-by-play so far:I have an equity partner that is providing all the financial resources while I act as the active investor for our partnership.After some trial and error I found a great agent and lender.Saturday I found a deal on the MLS and asked my agent to go after it.Tuesday I offered $275k on a SFR in Loveland, CO listed for $319.5k ($118/sqft)Wednesday we got a counter-offer for $316.5k with the selling agent kicking an additional $1k of his commission to us at closing = $315.5k actual price.Wednesday I immediately accepted the counter offer.Today reread the BP Book on Rental Properties chapter on Due Diligence (thanks @Brandon Turner!)

I'd recommend spending a few hours and demo out some of the free trials for the solutions that offer it, you won't ever go back to spreadsheets after using a solution designed for landlords.

At the trial, the tenant claimed the house was inhabitable due to damages thru out the house. 

They do advertise their free 7 day trial though of course!!!

I used Dennis Block who had not communicated with me regarding how to approach this case until minutes before the trial, even though the agreement indicates that I would get a call the day before to discuss the trial.

LOLAlso sometimes people use a middle name, with or without the first initial and sometimes there is a junior or senior.If you go to evict or sue you want to list all the variations. 

This may involve any number of variations, some are pretty exotic and engineered systems tend to be more expensive.  

But that nonsense can buy them a ton of time and you having to respond will cost you a ton of $$ when they start filing frivolous motions and demanding jury trial, all at no legal cost to them.
