seeking eviction attorney post-LA moratorium that's not Dennis Block
hi,
I have a non-paying tenant who has not been cooperating but I ended up with the worst combination of poor representation and a judge who was willing to break the law in favor of the defendant. I used Dennis Block who had not communicated with me regarding how to approach this case until minutes before the trial, even though the agreement indicates that I would get a call the day before to discuss the trial. The tenant cited that I had rejected 25 applicants, and that I am unreasonably obstructing his efforts to make full rent. If those rejections were real, they would have been from 2021, upon which I eventually did accept roommates for this tenant. No applications have been submitted in 2022 nor 2023 and the eviction case was for non-payment of rent in 2023, since the moratorium protects the tenant from being evicted for past due rent from January 2023 and prior. The judge had ruled that the defendant is free to live in the unit and that I will sustain damages until I stop my unreasonable requests. FYI, my criteria is based on income, referrals, and a credit score of 700 and above. I wasn't able to communicate that no applications were submitted in 2023 and the attorney didn't want to pursue that route since a nonpayment eviction to him is routine and all else is irrelevant.
