Hello, I'm at a financial crossroads where I either need to leave my "permanent" corporate Information Technology job and return to higher paying but less predictable IT contract work - OR - find a supplemental source of income such as birddogging or wholesaling.

See if there are any extraordinary circumstances that would make the expenses higher than 50% of the gross rents and determine if that is a temporary or permanent condition.If there is some permanent extraordinary circumstance that would make the operating expense greater than 50%, use the higher number.

Our construction and/or permanent financing commitments are always in place.

So my question is, would this work be considered permanent improvements since the Code of Alabama states, As used herein, "permanent improvements" shall include, but not be limited to, all repairs, improvements, and equipment attached to the property as fixtures.

The more stable option would be look at where the permanent party instructors would like to live these would be longer term stable tenants but profits would be much lower and I would think that there are not many multi families that would fit this.
