In Search of Credible HMLs & Private Money Lenders

Hello Everyone!
So continues the search for credible private money lenders and HMLs that can perform on a consistent basis. I am one of 2 acquisition managers of an investment group that specializes in wholesale portfolio acquisitions( acquisition price points are at 60% FMV or less). If there are any reputable entities out there that can consistently perform pls send me an email. If there are UPFRONT FEES, THIRD PARTY FEES etc. you need not inquire.
We acquire approx 10-15 properties a month and have only 2-3 weeks to close each project; we need to have a consistent pool of funds available to us so that supply meets demand. Our construction and/or permanent financing commitments are always in place. We are strictly looking for acquisition and soft money costs in the form of mezz/bridge funds for 6-8 months.
