If she actually has a judgement against the tenant, those are worth more as the judgement will allow the collection company to pursue garnishments and other legal remedies to collect.

Agreed, drainage sink hole could be a 1’ hole that needs to be filled in with 2-3 bags of gravel.... or could be a $100K+ remediation issue.

After watching hours of YouTube videos on septic tanks I have determined that one of my tanks and the leech lines are full of biomat, a nasty substance made up of fat and grease.I am considering adding to the drain field while having the current drain field cleaned.I have heard of people using other remedies and wanted to see what others have done.This tank has been pumped 3-4 times this year!

Some states have a default remedy anywhere from they are responsible for the month or a multiple of the daily rent so you want to check for SC.  

If this was          permitted work it could be remedied by contacting your agent and having them inform the        Insurance company of the change. 

The remedy is to deed it back. 

Beyond that, there is little you can do, but if the rents are falsified on the rent rolls and you have an issue you could have cause for remediation from the seller.
