From looking through the BP forums and watching some demos on several options, this is what seems to match my needs the most. 

My long term goal or exit stratergy will be to sell the space along with the land to a developer to possibly demo the building and redevelop the space for such retailers that will be ideal for a corner lot in a high traffic count C class area.

I know there are grass cutting liens, municpal utility liens, rural fire department liens, possible house demo liens, and perhaps others. 

Heck they even had a hard time with demo, so construction will be even more difficult. 

my targets are extreme hoarder houses that many times we demo and build new.. you can make some decent money on those.

I am looking to see if anyone needs a hand with repairing, demoing, renovating properties as that is what my goal is to do.  

We need someone that can clean up and separate the basement electrical, demo a bathroom in the basement, and clean up other loose ends (mostly plumbing)We also would like to add a small retaining wall (4 feet-ish wide) and get the short driveways leveled.Depending on pricing, we may want to do some structural work (extending under house drive to accommodate more cars for example) and in the future upgrading and relocating the boilers, so that is something to consider as well.Anyone looking for work and a long term relationship?  

I would say the demos are better in terms of population numbers and growth.

Last week I got an email from a wholesaler in FL where I invest with a 3/2 under contract for 35K, needed a new roof and some drywall(from the roof leak), new vanities in baths, and an enclosed carport that needed some straightening out(or demo) so probably 12-15K or so for about $800/mo with no A/C unless I put in window units or was to add one(not happening) comps were about 60K-65K.

After demo I will have round $57K into this dump for a piece of land.
