My case would be pretty weak if I had to "prove" she was staying there to a judge, I would think.  

As someone said, this is a correction and survival of the fittest in terms of asset classes, the bad and weak will be flushed out.

She made weak efforts to pay me back over time.

Example if someone tells me they have 200k to invest and are accredited looking for commercial retail properties to own directly I would say in that range of 800k to 700k purchase price the asset quality will not be good and location likely weak suburban to rural.Conversely if they take that 200k and invest with a sponsor they might own a smaller slice of a 3, 5 million property etc. that they could not afford to buy on their own in an area of high quality.

There are a lot of markets that will cash flow in the short term but are not good long term investments due to the fact that they have stagnant economies and weak economic and demographic trends.

The marketing training (I feel this is the most important subject) was weak and simplistic.

While those numbers may seem weak to many who are able/willing to do the rehab/value-add and/or tenant dealings themselves, I do none of that.

My weakness is reading and retention of that knowledge.

I know turnkeys are decent on the cash flow side, but pretty weak on getting any sort of equity.

There are always strengths and weaknesses for every platform, especially lower-cost solutions.
