That is a local cement plant issue, not an across the board issue.  

Materials cost (cement board, insulation if an outside wall, trash bags, shower faucet fixture, etc).

(I'm currently quoted at $325 per SFT for a 2 story, 30K for architect and permit plans, and 30k extra for cement excavation.

They best properties are large ranch homes (no stairs) with 5-6 bedrooms.

The human brain is always in 100% support of it's host, so if you say you can't ___, your brain cements that as a fact, and places into subconsciousness that it is a fact that you can not, which reinforces your beliefs, and it becomes a spiral of a self-fulfilling prophecy. 

If a kid trips and breaks his or her arm, am I going to be blamed for a half inch raised lip in the cement?

@Mark Fries we have a winery near us that had the entire cement floor of their huge tasting room colored then epoxied with a clear coat to allow the colors to come through. 8 years & it still looks like new.

Had a 6 unit under contract last month actually with another BiggerPockets member would of been a cool deal but the stairs were totally shot and we broke contract.

These are a special cement block that is stained exterior with attached foam insulation and nailing strips for drywall.
