I am currently a super host with over 90 (4.9 star reviews on AIRBNB), and this all started with just an idea to try and make some seasonal income.

Then I would grab his report, and give that to a really busy, never-have-time-for-you contractor and give him a bit of cash and tell him, I will give you pictures of my girlfriend if you manage to find something wrong wit the house (then show him a picture of  the latest adult star and tell him that is your gf!).

I believe that, as Wesley said in his post, the children would be "grandfathered in."

They might be able to control their usage to avoid a rent increase next year.Possibly think about: increasing attic insulation, putting utilities in tenants' name, requiring that all light bulbs are LED, and getting energy efficient mechanicals/appliances if they're not Energy Star already.
