Hi guys im new here , nice to meet all of you. i learned a lot here thanks to all of you. im Looking for my first investment out of state , im located in PA but as i know Florida is really HOT market in the last few years. Im still in the beginning and i have few questions to you guys. Im looking for Multi Family Investment between 2 to 4 units for the beggining. my questions is: 1. What is the Basic questions i should ask the Owner/Agent about the property before im purchase a flight ticket to see the property in my face? is someone please can give me a list of important questions to ask them? 2. Any reliable websites to do researchers about the area im interested ? 3. What are the HOTTEST house market right now in Florida? Tampa , saint Petersburg? orlando? what do you think about Jacksonville or Ocala? how about lakeland? 4. What is the exactly process to purchase a multi family ? thank you so much for your help.

So... here is the thing... I was one new.. GASP.. hard to believe no? yah Mon.. I didn't jump out of ma mama with  my SEO awesomeness in one hand and my amazing flipping skilz in the other.

No no, I was a little monkey before becoming the big ape.

ohh yeah...

Some things you learn only by actually doing it. Yes awesome post you made, defintiely listen to the gurus here what you should ask the agent....

However. it is SO so SOOO friggin hard to find a good agent that will go out of their way to dig deep for you.

What you should do, is have a very verrrrrry aggressive home inspector do an inspection. Then I would grab his report, and give that to a really busy, never-have-time-for-you contractor and give him a bit of cash and tell him, I will give you pictures of my girlfriend if you manage to find something wrong wit the house (then show him a picture of  the latest adult star and tell him that is your gf!).

Do not just trust an agent. I have seen really crappy ones in my ohhh 3 days as an investor. My point is, if you are ready to dive, be sure you buy right.  Do termite inspection septic inspection well inspection, heck inspect the sellers dog for worms.

You can't do too much here! Now go gitem tiger.
