I've been bouncing this idea around -- trying to keep the math simple and letting my pops easily see how much he will make without much calculation:A loan of 40K (100% of purchase price)Minimum monthly payment of $400.The loan can be paid off anytime.If the loan is paid off in the first year, he makes a flat 7% on the loan ($2,800, for a total of $42,800).If the loan is paid off in the second year, he makes 7% for each of the two years ($2,800 + $2,996, for a total of $45,976.And onward... until the loan is paid back in full (including the yearly interest amounts).It is likely I will pay the loan off in 1-2 years, and I want to make sure pops receives enough ROI to want to do this again. 

In other situations, a real estate investor may have bad credit so they use hard money loans to buy a property and will later refinance once credit scores bounce back.

My wife looked up the law regarding bouncing checks so the wording on triple penalties applied there. 

I stayed a pilot but went the engineering route professionally, then bounced from that for real estate. 

You don't have to go all the way to Lakeland to find property values that haven't bounced much.  

Marcus and Millichap has a pretty solid practice with smaller, single tenant NNN investment sales listings. but bounce some ideas off local brokerage shops in your area too.

Started listening to the BP Podcasts a few weeks ago to get some positive REI thoughts bouncing around in my head.

I'm looking to bounce the numbers off the members on a deal I am close to having under contract in the northwest suburbs of Chicago.

We can bounce some ideas back and forth and see if we can add some value to one another. 

Deep south ...moved on to GA and FLA  bounced back to Oregon and Vegas then out to SC.. in the meantime CHC got hot ... and of course the standbys Memphis and the middle south.
