As you start your research you'll find that there are all sorts of variations and in betweens of N or NN or Absolute NNN...... each meaning some slightly different land lord/tenant relationship.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

Renting to college students seems like a different variation of the game.

From what you have gathered from your years of experience and or trial and error, how would you advise a newbie like myself on the best way to go from where I am to where I need to be to be a successful real estate investor?

I've seen a bit more variation in management in regard to the services they provide. 

Sure they'll adopt some variations here and there, but in most cities, 95%+ of the local code is copied straight from the IRC.

Also what if the heir countersues and request a jury trial.

Here is text from a rejection letter I sent for an applicant whose case still had not gone to trial; you can use similar language.

As in where will it happen next....how do I make this happen faster....how can make sure it happens....what do I do if it stalls....trial and error to figure out cause and effect on what me and my fellow investors homeowners are doing that’s  helping gentrify or slow it down. 

Then there are things like pardons, exonerations, cases that did not go to trial yet, cases that have not been tried but have passed the statute of limitations, etc.
