I suggest not taking the response from a loan officer but insisting that the scenario be presented to an underwriter.Cash is King if you can find that buyer.

They insisted they didn't even need one, but knew I had to give them something so I reached into my pocket and pulled a $1.00 out in change and gave to them when we signed the purchase agreement. :0) Of course, I would recommend that if you are working with a private seller, you should always put money in Escrow account and not give directly to seller.

These discussion have become quite heated, with some very vocal members insisting that the *only* reason to invest is for cash flow, with a similar minority claiming that the only reason to invest in real estate is appreciation.I think the truth lies somewhere in the middle.

You are denying the contract that had her protections in it and insisting she use a lawyer you picked with a contract you approve of.So while I obviously do not believe you are trying to take advantage of her, there are two sides to a transaction and each side has a different view of the situation.
