@Gina C.I'm not necessarily looking for cheap at all.The apartments are mid range "luxury apartments" so they need to be modern, cool or desirable.The high end marble isn't cost effective and that is why I was considering butcher blocks because tenets have expressed interest in them but they are also really inexpensive.So many great people on the forum have suggested that they are a nightmare to maintain and they get water damaged around sinks so I am probably going to stay away from them.Just looking for a durable material that will last a long time and doesn't break the bank too much.Leaning toward prefab granite at this point.

In CA, a Performance Trust Deed is merely a deed of trust naming the seller as bene that references the performance of the contractual agreement, to be used in the event the buyer doesn't satisfy the terms.I've never had a seller express their concern about my performance, so I've never offered such an risk offset instrument.

(also willing to bet real money it'll need new plumbing as I know those houses like the back of my hand, and one of the longtime neighbors who was intimately familiar with the property even brought the issue up when we talked); being told that said property would rent for $1200 with new floors, when nearly identical properties nearby that were actually "updated" have been struggling for literal months to place tenants at $1000; and being advised to simply "contact the sales department" when I contacted the # on the listing and expressed interest in seeing the property as a local landlord who owns houses in that neighborhood.

To preface things, when I started reading this thread I thought "wow, what's this guy's deal, no chance he would ever get through my screeners", and honestly that's still true, the attitude expressed here would get you stopped at the first gates and not a chance of an inch further.
