In my opinion the best approach is to be in an area where nightly rentals are legal and then try to appeal to everyone I.E. be in a vacation market but also be close to an urban area/airport/major hospital, etc and list on all platforms available to you.

My property is adjacent to the east.

The house sits on an adjacent  lot to the north in a subdivision.

For example, purchasing property - together with your IRA - that is adjacent to property that you own can be a prohibited transaction if you benefit from controlling the contiguous properties.That type of prohibited transaction is not unique to co-investing with your IRA, but such structures are more likely to encounter self-dealing. 

Ive run a couple handfuls of homes through the various calculators to get a feel, but there's no substitute for experience.  1) the city center edge, homes on the way from the airport and close to all the action (conferences, games, religious venues, etc)   These are the closest, about 35 minutes from me and not far from where I am at work regularly.  

And 4 acres with 2 houses , both total rehabs adjacent to 3 acres I already own , will divide into 5 building lots and keep the rentals .

I noticed at a duplex I looked that the adjacent neighbor has pit bulls.It is pretty clearly a responsible owner - the dogs look well groomed and healthy, and the owner actually enters them in competitive dog shows. 

Because I moved two walls in adjacent bedrooms, I had to convert the bedrooms to arc fault breakers.

If you can't find wholesalers in Cary, look for them in adjacent major cities such as Raleigh, Durham, Charlotte, Winston Salem, Greensboro, wherever there is a strong market presence.
