I understand you are upset about a friend lying to you but it is still a business. 

One little rant I have is this,  It upsets me when I read people telling a new investor that was taken advantage of that they were naive.  

Failed transactions cause sellers to become upset with both the assignors and the title company.

The lender is happy at 10%, maybe you show him a little more love knowing you got a killer deal and give him 12%, but if he started counting your money you'd be a little upset.

I'd be upset if my lender would buy a property I talked to him about.

If you now say "we need you to move out of the garage, sorry, didn't you notice its not included" I think she's going to be upset.

Each of your responses is getting more and more confusing...it's not clear you even know what you're upset about...

He is facing the reality just about everyone does after the first time they have won a hard fought victory in court and have that piece of paper called a judgment in their hands.

So if the list is not current, I would be upset to pay $10 for the list and then wait only to find out my top three choice were redeemed or purchased in June.
