I need some advice BP.

I recently purchased a two unit property that came with a tenant in one unit. She was on a month-to-month with the previous landlord which included the detached garage. My wife and I will need the garage for material/tool storage and it is in need of repairs any way. We want to keep the tenat so we did not increase the rent she was already paying and we had her sign a m-to-m lease that states only street parking is offerd. What is the best way let her know that we will take possesion? Should we offer a one time reduction in rent or cash to help move stuff out or nothing? Thanks. (I am working on getting a picture up.)
