I've heard from a few sources that a niche mailing list is key in competitive markets like the ones we have here in Texas, I think I've drilled that downdown (crossing fingers).

I can cancel the listing B to C) and release the option (A to B) where I could just relist the property with the agent that brought me the deal , and sell it under a traditional listing and cross our fingers that we get 3/4 of our listing office commission.

Other than that, just mail to where the tax bill goes and cross your fingers.

I've been here for 3 years and have my fingers on the pulse of the daily market pretty well and would be glad to answer any other questions you may have about the areas surrounding Jackson.

I believe @Grant Fosheim landlords and invests in the area, @Aaron Ramm is active all over the Puget Sound it seems and has his fingers into a lot of pies.Cheers and good luck!
