You're correct definitely do not use the hard flooring cost as the deduction amount for the carpet...as a matter of fact you don't use the carpet amount either.Say you put the carpet in 2 years ago, the IRS depreciation schedule is 5 years.

Your insurance will be " expensive to most " that r dealing with single family homes and duplex and triplex type investments but is well worth a beach front investment I have also learned the with good marketing that may cost a little money your condo can be rented for 6-7 months out of the year investors r putting their money in 200k houses and getting 100% of the year income at approximately $12 or 1300 a month and with a condo u r making that in one week I have read that u need to know a lot about the HOA 's they have to be within reason to make the condo worth buying or HOA will eat up all of your profit but in most cases if it is a medium to up scale establishment with not a lot of foreclosures the property is well worth the investment

Thanks @Steve SmithOnce I realized this, it made it much easier to look at hard money as a need and great tool, as apposed to a fallback, last resort...with the high cost a penalty for not being able to get alternative financing.If you look at the actual cost of HML, it isn't that bad.
