Since duplexes are considered two living units, it's highly unlikely that you could get away with excluding them both in the same year (because it would be like selling two houses, tax-wise). 

It’s definitely wise to consider the broader economic context when deciding whether to refinance or sell.

This will also help when marketing the property for sale or rent.At the end of the day your realtor is going to be more knowledgeable about the market you're in than I am, and how this would help your property, but based off what you've said I think it'd be a wise investment.

Longer bridge loans up to 2-3 yrs aren't much more interest rate wise anymore and don't have prepayment penalties.

Now with that being said there are some awful companies out there so choose wisely.

@Jay Hinrichs Yes, being from PA, I heard enough about sheriff sales in PA to know lending for them was not wise.  

That is why I didn't think other wise.
