You’ve already got a solid foundation—understanding market trends, deal structuring, and negotiations will give you a great head start.I would recommend focusing on learning one niche at a time.

My advice, find someone who really knows their stuff to partner with until you've figured it out...and then understand that you'll never stop learning.

In 20 years, look back at these agents, lenders, etc that didn't buy rental properties themselves and I guarantee they will be kicking themselves for not doing so.    

Overall we both would win it seems quite big, esp w interest only the cashflow would be positive. he didnt really like we are doing an appraisal as he might be thinking he can pull a fast one on us w his price tag.. again happy to overpay as i see the potential but obv not outrageously. 2) Can principal be payed down in interest only seller financing? 

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

This basis would be divided between the two houses.
