I'm sure it's to create excitement and urgency but why do webinars have to be sooooo long in the first place, sometime more than an hour? 

Bankers never seem to have the same since of urgency as I do.

I do notice your post is written with lots of excitement and urgency...Make sure your purchase is based on the math and logic more-so than "I want it, I want it, I'm so excited!"

See, you don't wanna spend your last penny might an urgency arise...I personally am both, proactive at times and reactive at other times all depending on the situational circumstances and the data I'm working with.Good luck, and know that you're the only person that knows what to do and when to do it; choose carefully and only after you weigh in everything.

Unless there is some specific reason why you need to close that fast then I wouldn't make the contract say so, however.If there is no urgency then I'd have the contract state 30-45 days and then have everyone shoot for 2 weeks if that's what you desire.

This way they can see the house in comfort but also potentially run into other interested parties, which creates some urgency for action.If there are less than 3-4 tenants who are likely to show, it's a waste of time doing an open house unless you are really keen on an applicant.
