If you're comfortable with the risk implicit in financing your long-term inventory in this fashion because you have access to liquidity or are willing to stomach refinance and/or foreclosure risk then you're probably fine using the procedure with trusts.

Also, I agree with some of the above that house-hacking makes a lot of sense if you're young and bold enough (and can stomach living with tenants in an up and coming neighborhood).That being said I'm still looking to invest more out of state such as in the Mid-West, Indianapolis and it's suburbs belts for long term buy and hold as well as in the South Florida/ broward/miami area some more due to some family ties to that area.

In my humble opinion, once it's been approved, it would take a revolution to overturn it :(I am one of the probably hundreds if not thousands of small investors that got punched in the stomach real hard because of this situation, and I know there are several others out there (still ignorant to the fact) who will, eventually, have many sleepless nights because of this.I was very new and ignorant to real estate rules, laws and regulations when I started.
