Can someone tell me if I can stipulate in my offer that repairs be made by a certain company?

One of the houses could only be sold to someone that was going to live in it but the other one could be sold to anyone.If HFH owns the house they can stipulate who can buy it but if they have sold the house to someone already, that home owner can sell their property to anyone just like any other home owner. 

I stipulated that emergency calls would be answered right away only if they concerned electrical, gas, or water.

Realize the rules change for lending on someone's owner occupied property, but on a one-off deal like this, I'm sure your state will allow a personal loan for such a small amount without many stipulations.

His argument is that he specifically looked for a lease that didn't stipulate NO SMOKING so that he could smoke inside his home.

Look into having the township agree to a stipulation agreement prior to closing.

I can also stipulate the amount of coverage I want versus paying for replacement coverage in order to keep rates in check while still covering my investment. 

i am just getting started in realestate wholesaleing and i am about to make an offer on a house and i am not sure of what i should do, based on some of the particulars of the deal. the house in  areal nice subdivision, the hoa has a lot of stipulations. the hoa fees are 110.00 per month, residents must be 55 years of age and older, no children. arv 150 to160k dosa anyone have any suggestions on how i should proceed. please reply asap as i need to make the offer tomorrow 8/10/15. thanks
