As an out of state investor, I would love to connect and potentially have a property manager in my team that experience in Section 8 rental. 

My estimate is 90% of the time we obtain a tenant in our first open house.  

I'm actually curious to hear what REI nation's impression of the Huntsville market is right now. 

Your definition of "cash flow" does not match what experienced investors teach or look for. 

I’ve been in the STR game for 6 years, managing multiple properties, and here are some of the tech tools that have been game-changers for me—both for evaluating and managing properties.   

Currently, I have a weekly check in with my current contractor, but alot of time it is a chasing game.

Even if the rental has a decent cash flow with additional flood insurance, we're still not sure we want to take on that risk as we are out-of-state investors (planning to move back to KY in the future, but not now) and we don't like that it will potentially bring down the perceived value when we try to sell it in the future.The seller has never lived there and has not provided any information on if it has flooded before or not.
