Overall not at all worth it, I had to waste God knows how many hours explaining what was going on to the buyers, both sets of siblings, their parents, etc, and sure enough the underwriter and 3 levels of management above the underwriter were clueless as well, the appraiser WTF'd, getting HOI for my buyers was a pain, you get the idea.

I think that it would be easy for someone to get over on you if you dont find a way to protect your investment in the estate and it would probably be better just to buy it from them instead of partner with them.Another note It's a emotional time for the family of the people selling and remember that deaths usually bring out problems with siblings.
