I originally thought the HELOC was something like a refinance with a line of credit, not that it was another loan on top of your first mortgage, so is there something that can combine both LOC and refinance so I can get better terms rolled into the advantages of pulling when I need it and replenishing (I assume?)

Thanks for the feedback- I think the point about being underweight in one of the investment classes to find a deal is a good point, you can always replenish those funds.

Tank bolts eventually rust out, and because the water to the tank is constantly replenished (unless the shut-off is turned off), this can lead to lots of water being put onto the floor (and flowing through flooring wherever it is not water-tight).
