We had this situation come up, and by doing the aforementioned, we were able to get a $4,000 repair credit from the seller, as both the seller and the listing agent realized that if they walked away from our offer & they relisted it, they would need to disclose it and it would likely reoccur during any future inspections.

@Samson Kay just a quick thought...if the calls are going directly to voicemail, try using a greeting with your name, LLC/company name and also add the option to leave personal info so the caller can be taken off of the mailing list to avoid a reoccurring incident.

If you plan to wholesale frequently and you have an agent/realtor you work with regularly, you can negotiate their commission by letting them know they will be your realtor of choice on a re-occurring basis.

However, there is a reoccurring mold problem in the bathroom, because the exhaust fan gets disabled, because they don't like the noise (seriously.....the noise....how long are you in the bathroom for) when they shower.What kind of leverage do I have on a tenant like this, considering they know how to disable the fan (just pop off the vent cover and the plug is right there).

I set up as much automation as I can to minimize time: automatic bill pay for re-occurring bills, grass cutter on schedule, tenants deposit rent into bank account, late reminders to tenants via text around the 5th of the month, eviction of non-payers on the 10th (or pre-determined date), and my jurisdiction allows via FAX.
