Gurus go there, investors who think they know, stay away from that crap.Financing is higly, higly regulated much more than real estate, real estate laws are in a quart jar, financing is contained in 55 gallon drums.

Then a quart of exterior paint for $30.That leaves $0 for nails, dump fee (of the old fence material) and labor.The numbers ($100 for a complete new fence with 27 pickets) don't work even in the Midwest.

I am on the 2nd (porcelain) tile floor in my own kitchen over 20 years, and even with 3/4 subfloor, cement board, high strength thinset with flex agent, there are still about 6 or 7 hairline cracked tiles from where something heavy has been dropped on them - errant can, hot pot, milk jar, etc.

Home depot has maintenance paint here in Florida for like $28 a 5 gallon but it is flat white so I buy one quart of high gloss white for like $7, dump it in and mix it all together and when I paint it looks like semigloss and performs well...and I am all in for $35 for 5 gallons.
