I'm in the North Dallas area near Carrollton, Plano and Lewisville.

The Price-to-Rent ratios vary depending on the cities, Dallas right now on average is 16+% and plano at the moment is 19+%, though prices are increasing if you purchase now with the limited inventory you will get higher rents while your equity is increasing and your debt is being paid down by your tenant.As per the being a safe place to live, it's as ant metropolitan city, I have lived here for over 12 years and love it.

However, I have a small manufacturing facility in Plano Texas that has been running for nearly 13 years.

What is the going cap rate for small strip centers on west side of  Plano TX?

It just seems completely artificial to me, fueled by out-of-state transplants going to work in Plano, and low rates.All that said, I am still very new at this and I am probably missing various opportunities in DFW.
