Easy to take care as long as it's a spot issue, let it go too long it can make your tenants sick, expose you to liability and render your asset almost worthless.

You're asking for it, plain and simple.

For doors, that could add value if they are plain or dented.

The kids are sick, the car needed repair, pay day comes after the rent is due, etc., etc.

It is very difficult to answer this plain vanilla question.  

If you don't do this you risk the rest of your tenants just plain either moving without notice or giving notice to move.. let other tenants know if they need to call police, and also call you so your aware of whats happening.. 

It’s just plain ridiculous!

Here is the strategy I use.......I don't do showings.I got sick and tired of my time being wasted so many times, even when I would call and confirm with the person that they were still coming, and still they wouldn't show up.  

3 subs and myself got really sick, some bacterial thing comes in with all that muck water!
