It is a numbers game and you have to persist until you get to the person who is motivated and or flexible on terms. 

Like anything in life, it takes persistence and it's important to have some dialogue prior to calling these lenders about the deal or they won't give you the time of day.

The only thing I hate about the stock market right now is that I don’t have more money to invest right now while stocks are on sale☹️  I’m hoping the (bear market) sale persists until at least February/March...

Move on to the next one, you will never convince someone to sell only find the ones who want to sell already, if you keep persisting you are just spinning your wheels and annoying people.

I have my county tax delinquent list and it's easily over 20k before I screen the numbers.I know these things can vary based sheer luck and pure persistence so I thought I would ask to poll the audience.

Anyone can do this, but do not underestimate the amount of hard work, will power and persistence that it's going to take.These are the numbers exclusively for the flipping side of the business, it does not include my holds or 10+ wholesale deals that we did.
