I know I may sound ambitious, but I know everyone on this forum has to have big dreams and vision otherwise you wouldn't be interested in real estate investing at all. 

I have visions to achieve .

My vision is to invest in real estate to build wealth and freedom.

Getting this to the right team with the vision behind what is ahead can be major for all parties involved.

Depending on the buyer, repairs will vary drastically due to quality, vision, resources, etc.

I have been peripherally involved in my wife's real estate endeavors for a few years and I am looking to become more active as we acquire more properties.

The only reason I believe they don't use IRR is that they don't really understand cash flow and how to use it in formulas.It really amazes me that these future cash flows are completely ignored by the general investing population.Somehow I really have hope that eventually, all Investors will start to get some knowledge so that they can really get a vision on the future of their Investments.I would say that these Future Value Calculations are a prominent reason why I have been so successful.
