Nvida is trading at over 119 P/E ratio.

Done em in smaller manufacturing environments for added offices but still had get a title 24 PE.

I never underwrite using the CAP rate ... in fact, the only time I have any curiosity about the CAP rate is when I am thinking about selling a property (and am trying to determine how much someone will pay).CAP rate is a dangerously misused metric which is far to frequently batted about as though it has significance beyond being the inverse of a P/E ratio for a business/property at a point in time.

We are in a risk off environment with the probability very high for a recession which if the market drops to the avg P/E ratio in a recession puts us around 3200.

Or the government can end the interest rate deduction for institutional investors and make SFH rentals entirely unprofitable to PE shops, thus forcing a firesale and 30% decreases.  

In 2021, I refinanced some properties with some PE-backed lenders. 

@Shaun ReillyI sort of interpret this data like PE ratio for stocks in valuation.

This will determine whether you are looking to raise what I would refer to as "friends and family" money or need a PE firm or family office to write a check.
