University of Toledo has said they will have live classes, but it's hard to imagine 300 kids cramming into a lecture hall for Chem 1, so there will still be some distance learning, but the overwhelming thing I heard is they don't want to stay at home with Mom and Dad.

I took a class years ago in Chicago on multi family property investing and this very topic was brought up by the lecturer, he at one time ran the Chicago Housing Authority so he was a great resource for information on the subject.
