I’m seeing that some investors advocate for higher end materials when you can-granite counters, stainless steel appliances, tile bathroom.

To do real private lending you'd need at least 500k liquid unless you just lay out all you have in every loan 1 at a time.Then there is Gap funding. 

We don’t touch electrical, HVAC and plumbing projects, we don’t build new structures, but we can do quite a lot on our own; including tile work, drywall work, flooring, kitchen, any finish work essentially.

Hi,I have a turnover for a property in Memphis TN, and there's a bit of extra work that needs to be done in addition to standard wear and tear, some bedroom doors need to be replaced, blinds, patching, painting, some floor tiles etc....I got an estimate, and I know everything is costing more these days but it feels a bit aggressive. 

I'm having a hard time finding contractors who can handle the framing portion of the project (flooring joists, laying subfloor, walls, roofing system) who aren't also general contractors.

I am the owner/operator of Humboldt Pro Tiling, a one man operation providing quality tile installtation services for homes and businesses.

Now we are past the drywall stage heading into shower and tile work and I have to go back and deal with something that I should have dealt with earlier.  

Establish some partnerships and then get the lay of the land i.e. neighborhoods and find out things that may not be apparent from remote research.

The next stage would be to install sheetrock on walls and ceiling, waterproof bathroom walls and install tiles, finished flooring, new kitchen cabinets and appliance, install bathroom fixtures.The problem is time.
