Hey @Paul Brady - the reason most of those are not well designed is because in most cases (at least in NYC & Long Island where I'm active) - the signs are illegal. 

In my personal opinion, I think the largest factors will be the state of the economy; primarily unemployment rates as well as GDP growth.

 The world's largest suppliers of gypsum are Oman, Spain, and Thailand. 

For my company Lincoln Square has seen some of the largest increases.

If you want the best coverage in case something happens, call an independent agent and tell them you want a policy with Chubb...then be prepared to write a big fat check for that premium.As Dave Ramsey used to say, drive into any major city in the US and look at the names on the largest buildings downtown...usually either an insurance company or a bank, or both.
