I think it's easy to build, easy to modify and inexpensive to use.

I also had both units in the duplex occupied by tenants when I purchased it, but I was able to let their leases expire, complete the renovations, and move into one of the units after renovations were completed within the 6 month timeframe.  

i  would say househacking in expensive area is the best strategy.I got all tenants paying my mortgage , i never met them and they made the house more secured as well because there's always people in the house. 

If you are confident you can re-rent it within a certain time frame, you might offer to let her buy out of her lease.

I think after that timeframe it would make since to include capex. 

Each DPA carries it's own set of rules and time frames before you can sell or refinance but in cases of speed up equity it can be done.

I wonder if 10% is so commonly used because people are looking at 10 yr time frames and not 30+?

They are inexpensive and they trim to fit.
